Baskins Creek Vacation Rentals properties,
Gatlinburg, Pigeon Forge and vacationing in the Smoky Mountains.
There
is a 2 night minimum year around. Holidays & Special Events may
have a 3 - 7 night minimum. Since arrival dates vary, shorter
stays may be available. Please
call 800-436-7811 for availability of shorter stays. Gatlinburg
and Pigeon Forge are in a resort area and we receive more requests for reservations than we are
able to fulfill. Our reservation/cancellation policy was created to
insure that all reservations are valid and we will not have rooms held out
of inventory for people who do not have definite/firm vacation plans.
The
time to place your reservation is after you have all necessary information
and know your vacation dates. You can
reserve
on-line
at this
website, or call us at 800-436-7811. Make your holiday
reservations as early as possible.
All reservations must be secured with an
advance deposit of 50% of your total stay, which includes a $35.00 non-refundable
processing
fee & cleaning fee if you are staying in a cabin, chalet, condo or townhouse, and all applicable tax at the time of
reservation. The $35.00 Processing & Cleaning Fees are
not applicable to the Nestle Inn. All cabin, chalet, condo or
townhouse stays require a Security Deposit
equal to 25% of your entire stay, or you can choose to pay a
non-refundable Damage Waiver Fee of $20.00 on a 1 bedroom unit plus
$5.00 for each additional bedroom.
One day stays require payment in full at the time of
reservation. We accept Visa, Master Card, American Express, Discover,
and Debit
Cards. All Cabins, Chalets, Condos & Townhouses have
a one-time Cleaning Fee that will be added to your reservation. You
can find the cleaning fee amount on the web page for your unit.
All deposits are non-refundable and are not held in escrow. Should
you need to reschedule or change your stay in anyway, we will be happy to do so
providing you notify us at least 21 days prior to your arrival. All
changes to Nestle Inn reservations will generate a $20 processing fee that
will be charged at the time any changes are made. All changes to
cabin, chalet, condo, or townhouse reservations will generate a $35
processing fee that will be charged at the time any changes are made. You
are responsible for the entire stay unless you provide us 21 days notice of any changes. Due to the nature of the
resort business we are unable to refund for early check outs for any
reason.
Weather Notice: Due
to the nature of the resort business we do not have refunds for weather or
any other circumstance beyond our control. We recommend
tire chains or 4 wheel drive vehicles in the winter months as you are
coming to the mountains. We do not recommend arriving through the
Great Smoky Mountain National Park using Hwy. 441 during the winter.

Any
changes to your reservation are subject to availability and the
reservation rates and rules in effect on the dates of your
rescheduled stay. If you reschedule, your original deposit will be applied to your RESCHEDULED ARRIVAL DATE.
You must reschedule within 1 year of your original reservation date.
Internet Reservations must be made using a credit card for the advance
deposit. Please call 1-800-436-7811 to place your reservation
using a check or money order. Checks or money orders may be mailed
providing you are placing your reservation at least 4 weeks prior to
your arrival. This means that advance deposit checks/money orders
must be received within 10 days of placing your reservation AND at least
30 (thirty) days prior to your
arrival. A check for the
remaining balance can only be accepted if received at least 30 days prior to the
scheduled arrival date.
We do not accept checks
at check in.
