Where are you located?
Our accommodations are located throughout Gatlinburg and Pigeon
Forge, Tennessee. Most are only minutes from the Great Smoky
Mountain National Park, Ober Gatlinburg, and Dollywood.
What are your hours of
operation?
Our Gatlinburg office is open, daily, 9AM-5PM,
with extended hours on Friday nights, major holidays, July, and,
October.
Where do I check-in?
We have two check-in options, for
your convenience...
Our check-in office is located in Gatlinburg at the
Nestle Inn
on Baskins Creek Road. It is 2 1/2 blocks from Gatlinburg traffic
light #6 in downtown Gatlinburg.

Do I have a
processing fee ?
There is a $35 Processing Fee for each reservation (excluding
reservations for the Nestle Inn Motel). Any changes
made to cabin,
chalet, condo, or townhouse reservations will generate a
new processing fee, in the amount of
$35, which will be charged upon change of the reservation. All changes to Nestle Inn
Motel reservations will generate a
$20 processing fee, which will also be charged upon change of the
reservation.
Your
advance deposit (50% of your total stay) is
non-refundable and due when you book your reservation.

Do you require a Security Deposit or can I purchase a Damage Waiver?
We have learned that our vacationers do not travel hundreds of
miles to damage a home or rental unit. At the same time, experience
also tells us accidents can and do happen.
We do require a Security Deposit equal to 25% of your entire stay,
or you can choose to pay a non-refundable Damage Waiver Fee
of $20.00 on a 1 bedroom unit plus $5.00 for each additional
bedroom. Details of the plan and its limits of liability will
be enclosed with your written confirmation.
Security Deposits, if you do not elect to take advantage of the
Damage Waiver Plan, will be refunded within 30 days of your
departure providing no damage is found in the unit.

Do you require a deposit
?
Yes, to book and hold the reservation, we require a deposit
equal to 50% of your total stay including sales taxes.
We accept American Express, Discover, Visa and MasterCard.
A check for the amount of deposit
can only be accepted if received within 10 days of the date of the reservation, and if the reservation is
made 30 days prior to the arrival date. A check for the remaining balance can only be
accepted if received at least 30 days prior to the scheduled arrival date. We
will not accept personal checks on the actual check-in date.

Do you have a minimum
nights stay?
Yes, for the most part we do have a
two night minimum and for many holidays we require 3 nights.
Thanksgiving has a 4 night minimum, Christmas to New Years has a 7
night minimum and Leaf Season in October has a 3 night minimum. If
we have an appropriate availability, we will consider renting for
one night. For availability on shorter stays please call a

Do I have to drive up any
winding mountain roads?
Gatlinburg and Pigeon Forge are located in the Great
Smoky Mountains. Yes, you may drive on at least some mountain
roads just getting here. However, we know that all mountain
roads are not created equal and some are more rural than others.
We have many cabins and even more condos available in the
valley with easy access and no winding mountain roads.
However, most of our cabins and all units with a view will require
you to drive up and down winding mountain roads. If you are
uncomfortable driving on such roads be sure to ask your
reservationist if you will need to drive on any winding mountain
roads. While we haven't lost a tourist yet we do want you to feel
comfortable. Please remember, in the winter, we strongly
recommend 4 wheel drive or at least
having a set of chains in your car.

Will my unit have Air Conditioning, a TV, and a telephone?
Yes, to all of the above, we know when we go on vacation we want air
conditioning, a TV or two, and certainly a telephone, even though
we all have cell phones now. Our guests can expect the same,
otherwise they would buy a tent and camp in the park which we can
highly recommend. By the way, in many of our units we also include
hot tubs, Jacuzzis, pool tables and access to a swimming pool.
What
more could you ask for? How about a view? Yep, many of our units
have spectacular views. How about creek side - we are one of the few
overnight rental companies with cabins on a creek.

Do I need to bring dishes, sheets or towels?
Guests staying in cabins, condos,
lodges, or townhouses should bring their personal toiletries,
clothes, and charcoal for our charcoal grills. Guests will arrive to
a clean unit with beds made and towels for the maximum number of
guests. Also, guests will have starter items, such as: trash bags,
paper towels, toilet paper, bath soap, dish soap, and dishwasher
soap. We do not supply coffee filters, plastic bags, aluminum foil, condiments, laundry soap
(for those cabins and condos that have a washer and dryer), or
firewood.
Guests staying in the motel should
bring their personal toiletries and clothes. We provide daily maid
service for the Nestle Inn, only.
Also, guests may purchase food,
charcoal, firewood, and
other miscellaneous items at one of our local markets.

Do I need to clean my
Cabin before I leave?
Is there a cleaning fee?
No, you are not required to clean your
unit. We do ask that you bag up your trash and put it in the
trash receptacle or dumpster and clean your kitchen, place all your dishes in the dishwasher,
and start it before you check out.
There is a cleaning fee in all units except the
Nestle Inn. The cleaning fee covers exit cleaning of your unit only.
The cleaning fee is based on the size of your unit, number of
bedrooms and whether there is a hot tub or not.

How do I go about renting a cabin, chalet
or condo?
The easiest way is to book on this web site using our on-line
reservation system. It is safe, secure, immediate and can be used
24/7. Just click on either the "Check Availability" or the
"Reserve" links and you can use the same
reservation system used by our reservationists.
Put in the dates that you plan to come for your visit and the
number of people in your party (system limit is 10 although we have
units for more than 10). Our reservation system will then show
you everything we have available for your specific dates that will
sleep that number of people. If a unit you are interested in
is not in the list it means it is booked during all or part of your
dates. You can move your dates if you want a specific unit or
you can pick from any other unit that is available. There is a
brief description of each unit and if you would like to take a tour
of the unit click on "More Information".

How early should I make my reservation?
To
insure that you get your first choice in accommodations, it
is important to make your reservations in advance of your
arrival date. When you know your dates and which unit you want -
that is the time to make your reservations.
For any holiday, you should make your reservations 8 to 12 weeks in
advance with the exception of Thanksgiving which is the busiest
holiday of the year in Gatlinburg and Pigeon Forge.
For Thanksgiving if you are looking for 2 or more bedrooms,
book early, because from our experience virtually all of our units with 2 or
more bedrooms are booked by the end of July. The Thanksgiving holiday always requires
a 4 night minimum stay.
All Holiday stays require a 3 to 5
night minimum stays. For availability of shorter stays please call

What is there to do in
your area?
Pigeon Forge and Gatlinburg have well over 100 attractions
theaters and museums. There are more than 40 attractions on the
Parkway in Pigeon Forge that can keep you entertained for days. You
can please all ages with activities like miniature golf, go-carts,
laser games, an indoor skydiving simulator, unique museums and much
more.
Pigeon Forge is also home to Dollywood, with more rides and games
than you can imagine including the Tennessee Tornado - the world's
1st spiral loop coaster that takes you through a mountain tunnel.
Also, new at Dollywood, is the Southern Gospel Music Hall of Fame
Museum.
Pigeon Forge features a number of music theaters where the music
of the Smoky Mountains comes alive. Enjoy bluegrass, country, old
time rock and roll, gospel, comedy, magic and some spectacular dance
numbers that are sure to entertain you. You can take the family
white water rafting, tubing on various rivers, horseback
riding, canoeing, swimming, golfing, fishing, hiking, or even a
spectacular helicopter ride.
Gatlinburg is a major gateway to the Great Smoky Mountain
National Park. The Parks abundance and variety of plant and animal
life have earned it a United Nations designation of International
Biosphere Reserve. The Park has more than 10 million visitors ever
year making it the most visited national park in the United States.
It is so big unlike other parks you don’t need to worry about
traffic jams or other over crowding problems. There are over 800
miles of hiking and horseback riding trails in the park with
numerous waterfalls and great views.
The city of Gatlinburg is a picturesque town. Stroll along the
streets, visit the many art galleries and quaint shops filled with
arts & crafts many locally made. Enjoy many attractions including
Ripley’s Aquarium along with miniature golf, arcades, museums and
amusement rides to name but a few. Gatlinburg is also home to the
world renowned Arrowmont Craft School where craftsmen and women from
around the world have been coming for over 75 years to hone their
skills and teach others their crafts. In the heart of downtown,this
often missed school is well worth visiting.
In the winter, mid November through March, Gatlinburg, Pigeon Forge,
and Sevierville light up with a county wide Winterfest Festival.
Winterfest features millions of lights displayed throughout the
county. Don’t miss the Christmas parade held each year during the

What about television?
Television service is provided at the all our accommodations and
may consist of any of the following:
Cable, Direct TV, or Dish Satellite. Not all channels are available.
Channels will vary as each owner may subscribe to different program
packages. Pay-per-view and special events are not available.
